The service
Bearing arranges private, non-lender real estate appraisals performed by Texas-certified appraisers. The reports are for private uses — divorce, estate and tax matters, and listing decisions. They are not mortgage-lending appraisals, and Bearing is not a lender or an appraisal management company.
Fees and the guarantee
The fee published for the service level you order is the fee — flat, and it doesn’t change after you book. Larger, unique, or complex properties get an exact fee confirmed within one business day, before any work begins. If your report isn’t delivered within 5 business days of the inspection, $100 comes off. Those are the only two guarantees we make.
Independence
Every appraisal is an independent professional opinion of value. We never promise, imply, or accept instructions toward any particular number — that independence is exactly what makes the report hold up.
Payment
Payment is confirmed along with your quote and is due as stated in your confirmation email.
Scheduling
Inspection dates are committed in writing. If you need to move yours, reply to the confirmation email and we’ll reschedule.
Governing law
These terms are governed by the laws of the State of Texas, with venue in Dallas County.
